As of the 6th July 2022 the minimum number of days a landlord must give a tenant before ending a tenancy is known as a notice period.
These do not apply when a notice of termination is sent due to a tenant breaking their lease or having unpaid rent.
The subsequent / appropriate notice periods must be made known by those issuing notices of termination. A notice of termination may be completely invalidated if it is unsuccessfully issued with sufficient notice.
Landlords are required to send a copy of the notice of termination to the RTB concurrently with the tenant. Omission of this will invalidate the notice of termination.
Beginning of notice periods
– In accordance with Irish real estate legislation, the notice period begins the day after the tenant receives the Notice of Termination. The Notice of Termination must include the date it was delivered

Not less than 6 months but less than 1 year – 152 days notice
Not less than 1 year but less than 7 years – 180 days notice
Not less than 7 years but less than 8 years – 196 days notice
Not less than 8 years – 224 days notice
