Rent Tax Credit for Private Renters A Rent Tax Credit of 20% of the rent paid in a year, up to €500 per person or €1,000 for joint assessment, has been introduced for private renters. The credit applies to your main residence, a second home used for work or approved course, or a property used by a child under 23 for an approved course. The tenancy must be registered with the Residential Tenancies Board, unless it is a license agreement, and the credit is not available for those receiving housing support. The credit is valid from 2022 to 2025 and can be claimed through a tax return.

Non-Resident Landlord Rent Payments If your landlord resides abroad and uses a collection agent, no tax is deducted from rent. The collection agent must make annual tax returns for the non-resident landlord. However, if you pay the rent directly to the landlord, you must deduct 20% tax from the gross rent amount and account for it with Revenue. Failing to do so will make you liable for the tax. Rent tax can be accounted for through reducing your tax credits and Standard Rate Cut-Off Point under PAYE, or by including it on your annual self-assessment return. At the end of the year, you must provide your landlord with a completed Certificate of Income Tax Deducted Form R185.
