Who is a landlord?

The landlord is the owner of the property which is being rented. A landlord is the person entitled to receive the rent paid in respect of a dwelling by the tenant. For the purposes of the Residential Tenancies Act 2004 a landlord does not include the person who receives the rent as an agent for the landlord.

A landlord is responsible for maintaining the rental property as per the standards laid down in the legislation. The landlord must ensure that there is a working washing machine and dryer, if necessary, onsite. They must also provide their tenants with adequate cooking and food storage facilities, among other
requirements.
