Can my landlord arrive at the rental property at any time?

A landlord cannot visit the property without giving notice of arrival, therefore, it is advised that they make arrangements with the tenant if they require access to the property. They must have the tenant’s express permission to enter the premises.

Notwithstanding this, the landlord may visit the property for routine inspections or to carry out repairs and maintenance in which the tenant must give reasonable access to the landlord by arranging a day that suits both landlord and tenant. The tenant cannot wholly restrict access by the landlord to the property for an indefinite period of time.
