The minimum notice required to be given by a landlord to their tenant to terminate their tenancy lawfully is 28 days. This may vary depending on the duration of the tenancy, for example, a tenancy which does not exceed one year requires 90 days notice and a tenancy lasting more than one year but less than three years requires a notice period of at least 120 days.
Below is a table on the notice periods for terminating a tenancy:
Duration of Tenancy | Notice Period |
Less than 6 months | 28 days |
Less than 1 year | 90 days |
Less than 3 years | 120 days |
Less than 7 years | 180 days |
Less than 8 years | 196 days |
Over 8 years | 224 days |
