To sell your house, the first thing to do is get an Estate Agent to Value your home. If you don’t have one, it’s best to get some recommendations from friends or family on what Estate Agents to choose. If this fails, you can look online for Estate Agents and check out their reviews online – you should check their website and see how they present their properties and the descriptions they write. We would also advise contacting the agent and inquiring about a property they have for sale and seeing whether you like the response you get from them. This is a great way to decide if you like the agent, and it will give you an idea of how the business operates in general.
You should be able to check how long these Estate Agents have their properties on the market before going sale agreed – Our average is 4 to 6 weeks and we are currently making 10.9% above the asking price.
Once you’ve found some Estate Agents you like, you should get at least two Estate Agents out to price your home and give you some feedback on how to present your property before bringing it to market. Some basic steps that would be recommended include getting professional cleaners to give it a proper deep clean, giving the house a fresh lick of paint, buying some nice indoor house plants and outdoor plants, adding some ambient candles, and of course, doing the necessary outdoor maintenance like power washing and lawn mowing. We can get an expert interior designer in order to stage your property for you if you don’t want to do all this work yourself – her name is Claire Callaghan and her website is called in the Space Interiors. If you need a hand with maintenance we can organise that for you too.
Doing these simple additional steps will add value to your property and it should increase the number of interested bidders in your house. One additional bidder means at least another €1,000.
