What is normal wear and tear in a rental property?

Wear and tear is any damage caused to the property in the ordinary course of everyday life. The duration of occupancy, the number of tenants, the materials used for decoration and the condition of the property at the beginning of the tenancy are indicators of whether the damage caused goes beyond normal damage. Indicators of damage which are not included are burn marks, holes in the structure and broken or missing furniture.

I would as a guide I would expect that carpets and furniture should be replaced every 7 years. If it has to be replaced sooner than reasonably expected of that type and standard of the good then the question is why it has degraded sooner than expected. If it has who or what caused this. Who is liable to pay to replace it. Having photos of all rooms and maybe video could provide as evidence in the case of a dispute.
