Wear and tear is any damage caused to the property in the ordinary course of everyday life. The duration of occupancy, the number of tenants, the materials used for decoration and the condition of the property at the beginning of the tenancy are indicators of whether the damage caused was due to wear and tear or whether it goes beyond normal damage. Indicators of damage which are not considered normal wear and tear would include burn marks, holes in the structure and broken or missing furniture.
