The Help to Buy scheme (HTB) aids first-time buyers in purchasing a newly constructed home/apartment as well as unique self-built dwellings. It only applies to homes that cost less than €500,000
The HTB scheme gives a refund of the income tax and Deposit Interest Retention Tax (DIRT) you have paid in Ireland over the previous 4 tax years.
How can someone qualify for the HTB scheme?
You may be eligible to get a refund on income tax and DIRT that you paid over the preceding 4 tax years if you are a first time buyer who purchases or self builds a new residential property between the 19th of July 2016 and the 31st of December 2024. You cannot request relief for USC or PRSI.
If you are buying or self building a property with someone else, you must both be first time buyers. If either parties have built or bought a property previously you will be deemed ineligible.
The scheme will only apply if the first time buyer(s) intend to make the property their main residence.
