Each agent has their own approach. An important part of the job is to negotiate – so yes you should talk with your estate agent.
There can be a differential of up to 10% (or more) in the selling price achieved by a top performing agent and a low cost agent, and only a fraction of 1% differential in cost.
In that scenario, if you select an estate agent on the basis of price, it will likely cost you a lot of money.
So you should select the best agent, and then seek to negotiate with them.
If you let them know that you would like to do business with them, and you are ready to engage them if you can agree a fee, they may be more open to negotiating.
Remember that you want a good negotiator representing you with the sale of one of your most valuable assets. Effective negotiation involves taking the time to build a foundation of trust, being able to identify the value of what you are selling using key “unique selling points”, sell benefits, being approachable and responsive, and bringing the process to a successful conclusion.
