Residential Sales – Selling Your Property

1. Only work with vendors who are fully committted to selling at a realistic price level.

2. Effectively marketing the specific merits of each property, clearly identifying the key features a probable buyer would find most attractive.

3. Working with vendors to present their properties most effectively to market, preparing the property and the paperwork in advance. Anticipating objections and taking steps to mitigate them where possible.

4. Getting superb photos from the right perspectives. Giving my photographer detailed feedback is beneficial to both of us.

5. Doing viewings myself in person. Staggering them to give time to talk with prospective buyers at the property.

6. Giving buyers (and sellers) top notch service – being accessible, responsive and honest. Earning trust.

7. Having a transparent and credible bidding system.

8. Working with buyers, sellers and their solicitors to successfully complete sales, overcoming the inevitable hurdles together. This requires partnering with helpful solicitors who see their job as enabling their client to buy or sell a property. (In the context of a contentious legal system many solicitors see it as making sure the legal paperwork is in order, with a perspective based on preventing the other side from “cheating” their client.)

9. Having efficient systems and a great support team.

10. Taking time off to recharge in the quieter months between Christmas and 1st March.
